It's not her first year here, but Emma is looking for a fresh start at Lincoln University. After catching her boyfriend in bed with her best friend last year, she is utterly alone. It's like freshman year all over again. She's looking for a new roommate, new friends, new experiences. She most definitely isn't looking for a new boyfriend, however. After her last relationship, she's completely and totally sworn off guys forever. But it's nearly impossible to resist a certain hockey player with big brown eyes and a sexy smile. Despite her initial objections, she and Lucas begin to grow closer until a promise she made long ago begins to come between them. Emma must consider what she's willing to sacrifice for love.

Regrets

One toxic ex. One overprotective billionaire. And a history that refuses to stay buried. Yeah, this is toxic... Hannah Thompson, a college student, is just attempting to make it through the craziness of early adulthood with classes, part-time jobs, and avoiding emotionally confused men, after the consequences of a terrible breakup that was based on lies and jealousy. She is surrounded by nosy best friends, a suspiciously "supportive" male friend, and one aggressively persistent former admirer (who somehow managed to win her mother's approval?), navigates making amends with someone who has wronged her while questioning whether love can ever make up for betrayal. When Hannah's breakup with Oliver turns violent, she finds herself under the protection of Zane: the brooding, wealthy club owner who has been watching her from the sidelines for longer than she realizes. Moving into his mansion was supposed to be about safety, but living under his roof means facing the electric tension they've ignored since they were kids.
