When Addison died she had no idea what to do next so she went back to her old college and her own dorm room and watched.
When Brigan moves into Addison's old room he is not expecting to have to share with a ghost. Nor is he totally sure how to feel about actually seeing a ghost in real life. But sure enough he makes friends with Addison and she leads him through his college experience.
