After being kicked out of his apartment for trying to catch a ghost, Charlie Tinnman finds himself living at Number 13, 4th Street, which he considers, all in all, to be a haunted house. His new roommates, Heather, Chase, Lillian and Levi, all think he's a nutcase, but Charlie can feel that there's something off about this house, and the people living in it. If there's one thing Charlie knows, it's ghosts. And he's pretty sure that he's about to catch one.

Throughout her defiance, Zak makes a permanent place in her life whether she wanted it or not. As they spend more time together, they both learn how important they both are in each other's lives. Together they mend Charlie's broken trust, face the unholiest of spirits, and realize what love is like from both a parent and a child. However for Charlie, the past is never too far behind.
