Leveraging to take the properties is one of the best methods in commercial real estate.  Experienced investors such as Dev Sarwal are used to leveraging to buy the properties and using the little amount of money in the initial stage and getting a better return on investment. When it works, it increases the returns, allowing them to equity faster which they can use to invest in others. But negative leverage happens when returns component in the real estate is lower than the interest rate on the debt. Over leverage will cost Commercial Real Estate Broker to money, time and efforts as well as it also surpasses vacancies and other unexpected factors which can impact on the profitability.
