Sebuah kontrakan yang belum lama dibangun oleh Bu Sumartini dan Pak Wahyono telah resmi dibuka. Total seluruh kontrakannya berjumlah 26 pintu dengan sejajar tanpa lantai atas. Fasilitas yang ditawarkan pun bagus dan menarik minat siapa saja yang ingin tinggal di kontrakan tersebut.

Hal itupun yang dirasakan 26 pria yang akan menjadi maba di universitas dekat kontrakan tersebut. Kebetulan Toby menemukan sebuah kontrakan baru yang belum berpenghuni dan masih baru saat ia mencari kontrakan untuk ia tinggal selama kuliah. Bu Sumartini yang menawarkan ke Toby pun berpesan jika teman-teman pria seangkatannya ada yang ingin menempati kontrakan langsung hubungi saja karena kontrakannya khusus pria.

Dan benar saja, Toby pun menawarkannya ke beberapa anak angkatan dan banyak yang berminat, dan akhirnya ia mendapatkan 23 teman seangkatannya yang akan menempati kontrakan bu Sumartini selain dirinya, Jordan, dan Yanuar walaupun berbeda kelas, yang terpenting satu jurusan, yakni informatika.
