[18+ COLLEGE HORROR ROMANCE]

When quiet, artistic Lena transfers mid-year to Osborn School of Art, she's assigned to dorm room 313, a room that's been sealed off for years. The faculty claims it was closed due to maintenance issues, but the whispers among the students suggest something darker. Some say the last girl who stayed there vanished without a trace.

Lena tries to ignore the rumors and live a normal college experience. She becomes friends with a cool group of people and meets a hot mysterious boy. All is perfect until the paranormal occurrences begin to surround her. What begins as eerie whispers and fleeting shadows quickly escalates into something far more dangerous. As she digs deeper, Lena must confront the secrets buried within Room 313... before she becomes the next victim of its dark and twisted history.

Book #4 in the "Bloodlines & Ashes" series (Can be read as a standalone) I had a plan: Go to college, have lots of sex, and eventually become a doctor. Simple, right? Yeah, well, that was the idea until a family secret came out and flipped my whole world upside down. Fast forward to an accident and a kidney transplant later; I'm left wondering who the hell I even am anymore. That's when she came tumbling into my life. A red-haired stranger on the hospital rooftop, barging into my existential crisis, dragging me-literally-away from the edge. (For the record, I wasn't going to jump. Probably.) She's beautiful, fiery, and...insanely frustrating. She refused to tell me her name, declared my parents must be gay, and walked away like she didn't just turn my entire world upside down. Sounds like the start of a great love story, doesn't it? Here's the problem: she doesn't think so. She's immune to my charm, dismisses me as some campus jock, and seems entirely uninterested in giving me the time of day. Naturally, her rejection only makes me more determined to prove her wrong. Enter the deal: tutoring sessions, gingerbread lattes, and endless chances to show her that I'm more than just a guy with good hair and charm. Her story? I need to know it.
Her trust? I'll earn it. But the closer I get, the more I realize I'm in way over my head. Because, like they say, too much ginger can give you heartburn-and my heart? It's already hanging by a thread.

Up until she turned 15, Emma's life was ordinary. Living in Los Angeles, she had a few friends, and loved learning history. She had a fascination with magic growing up, but after elementary, she moved on from the foolish idea, learning the hard way that magic isn't real and that it's only a lie Hollywood had fed her. But her whole perspective shifted again after the passing of her grandpa. She discovered that he had kept a secret from his whole family-that he once was a warlock. He had given up that life when he moved to L.A. in the 1970s, but Emma and her cousin Carolina are determined to learn every trick in the spell book he left behind. Fast forward to a year later, Emma's life takes a new turn. During junior year, a mysterious new student from San Bernardino catches her eye. He's mysterious, intriguing, and mostly keeps to himself, but why? It's what she wonders every day when they cross paths. Who in Glendale would want to be so secretive, anyway? Bobby Staten-that's who. Due to Bobby's classic leather jacket and dark aesthetic, Emma and her friends constantly joke that maybe he's a vampire and that's the secret he's hiding. It's no longer funny when a series of gruesome killings occur at Verdugo High, described by local officers as a bloody mark found on the necks of the victims. Strangely, this same pattern had appeared earlier in spring at a San Bernardino High School. Coincidence? Rebecca, Emma's other cousin, thinks not. Rebecca quickly suspects a connection and begins investigating Bobby's past and persona. As Emma befriends him, she struggles to believe that someone like Bobby could be capable of crimes so vicious. Rebecca reminds her that one of the only ways to permanently kill a vampire is with a stake through the heart-in much more poetic terms, heart right through Verdugo.
