When a new home is being constructed, there are five different inspection phases that must be met, according to David Gianulias. As the CEO of Three G Development, he is well aware of each of these inspections, and exactly what the inspector and county of residence are looking for during the legal process. Over the years, he has shared the following knowledge with his many clients.

After the foundation of the home has been framed and the concrete has been poured and set, the first inspection will take place. The inspector from the city where the house is being built will be looking to see that the foundation was created properly.

The framing inspection is meant to ensure that the wooden or steel structure of the home was erected properly and safely. The inspector will check for the correct placement of joists and beams, studs and window sill plate frames. 

The third inspection is usually used for checking the electrical systems that have been run throughout the home. This will require a licensed inspector and/ or electrician to check all of the outlets that were installed, as well as the methods and items used to install the breaker box. Verifying that all wiring within the home was completed correctly is a large safety concern.

The mechanical inspection, which will sometimes occur before or during the electrical inspection, assesses the safety of all mechanical items in the home. This will include items such as the plumbing, heating, ventilation, air conditioning, hot water heaters, well pumps, any major appliances that have already been installed, and the duct work that runs through the house.

When the homes are near completion, He explains that the fifth and often final inspection will take place. This is done by a building code official from the county. Barring no defects or issues present at that time, the inspector will issue the homeowner a certificate of occupancy.
