I'll be using the trope you'd have with them as a base for this, making a scenario for each one of them.

neighbor/boy next door trope:

You just moved to a new town and your neighbor seems surprisingly nice. He got you some snacks too as a "welcome gift".

You often saw eachother in school, on the streets, shops etc but never really talked.

Then one day when you looked out of your window in your room, you noticed it looked perfectly on your neighbors house.

Not only that, but also was there a window across too, allowing you to look into yuuji's room.

First, you always looked in secret, like a stalker and hid yourself when yuuji walked into the frame. However after some times you both hold some eye contact and try to communicate by hand signs somehow, which ended up with you two laughing.

That's how you two grew close together and eventually started talking and getting to know each other.

He also showed you around in town, showing you the best places ever. Those meets turned into flower dates, ...

The rest is history

fake relationship:

You were heartbroken from your last relationship where your ex had cheated on you like it never meant anything to him.

Sometimes you saw yuuji, and both of you held eye contact but you didn't ever really talk. You were in different friend groups after all.

Somehow he overheard you talking with a friend.

".... Right, I really need to make him jealous and regret it."

So then, the nice guy he is, he walked up to you smiling and giving you an offer: to fake date in order to make your ex jealous, and for him, to have a girlfriend to brag about.

So yeah, you did it for a few weeks, in which he felt his heart strings pull him closer to you overtime.

You were too blind to see it at first, focusing on how your ex (who was indeed jealous) and tried to be with you again.

Then one day, when your ex came to you for a "talk" and got little abusive and aggressive, yuuji stepped in and kicked his ass fr. There's nothing he wouldn't do for you, his girl.

That's when you noticed your true feelings for him and got to know eachother more.
