So there you have it! It sure looks as though this could be a capture from a test run of the rumored Egyptian-era Assassin's Creed: Origins. The upcoming game from Ubisoft Montreal is expected to be officially announced at or just before E3 2017.
There are a few large tip-offs here that confirm the coastal Egyptian setting.
The assassination target in the top right is "the Crocodile." While likely a nickname, crocodiles are native to parts of Egypt.
While obscured, the text also references "Khemut's Villa" (or Khamut, it's unclear), a name that strongly evokes naming conventions of Egypt and other parts of northern Africa.
The boat shows similarities to some small Mediterranean vessels.
