My The Shining Theory:
There was some tragedy (fire maybe) during the 4th of July ball that killed Jack. Wendy and Danny are the true caretakers that winter. The ghost of Jack haunts them, not knowing he has died. The Grady guy also died in the Tragedy. The whole thing of the prior caretaker going crazy and killing his family is folk lore based on other people experiencing it. Tell me if any of this makes sense.

Also the bartender is the devil (red pointy suit, name being repeated, saying Jack's Money isn't valuable, him appearing after Jack says "I would sell my soul for a drink")
