You don't necessarily need to read this but I do recommend it since I have changed a couple of details from the original story line. It will make a couple of things less confusing in the future though. I am making up my own timeline, Tony meets peter during his freshman year, he's 14. It's now March of Sophomore year, he's 15 now and he doesn't turn 16 till August 15th. Right before junior year.

Tony bought the tower back after the events of Spider-Man: Homecoming so he could keep a better eye on Peter and bond with him. :)
Peter lives with his Aunt May in the same apartment as always. May does know that Peter is Spider-Man. He knows Tony and stays with him every other weekend. He also goes to Tony's every Tuesday and Friday night since Aunt May works late. But he may drop in every once and a while. :) He has decathlon practice on Wednesday nights and Monday mornings.
Avengers: Infinity War and Avengers: Endgame never happened so yeah.
Tony and Pepper are happily married and live in the Tower, the tower is a SI tower and has the top ten floors specifically for personal reasons. SI means Stark Industry just in case you didn't know. Half of the Avengers are still fugitives and are hiding from the government, but Tony is getting it worked out and hopefully will free them soon. Tony still cares about his fugitive friends even after the events of Captain America: Civil War, so Tony is trying to get them off Scott free and is protecting their location at any means possible.
