HOUSEMATE AGREEMENT

This Housemate agreement is made this (date) day of March, 20-- by and between the following housemate, Jake Sim.

1. Purpose. The Housemate is a tenant at the Premises located at 12-4, Kyeonju Apartment, Dongju Streets for a term beginning on (date) and continuing month-to-month until terminated. The Housemate hereby agrees to abide by the terms and conditions contained in this Agreement and share the responsibilities and obligations while living at the Premises.

2. Rent. Each Housemate shall pay his/her share of the rent in the following amounts:

The rent is due on the (date) day of each month to the landlord. Each Housemate will deliver his/her share of the rent on or before the due date. If a Housemate does not pay the rent by the due date, a warning will be given.

3. Damages. Each Housemate is responsible for any damage to the Premises caused by him/her including his/her guest.

4. Utilities. Any utilities are included with rent.

5. Condition and Maintainance. Each housemate will keep his/her bedroom and bathroom as well as the Common Area, including the grounds and all appliances, fixtures, and furnishings, clean, sanitary, and in good condition and repair. Each Housemate will remain the cleanliness and neatness of the Common Area and share in the responsibility of cleaning the Common Area.

6. Pets. Pets are permitted on the Premises with the consent of all Housemates. If permitted, the Housemate that owns the pet will be responsible for the cleaning up after the pet and for any damage caused by the pet to the Premises and any Housemate's personal property.

7. Personal Property. Each Housemate agrees to refrain from borrowing the personal property of any other Housemate without prior approval. Any borrowed property will be treated with care and returned to the owner in the same condition. If there is any damage to the property, the Housemate responsible for the damage will be held liable.

8. Guests and Parties. Each Housemate agrees to have only one overnight guest at one time unless the other Housemate agrees. Any overnight guest(s) may not stay more than 2 nights per week without another housemate's permission. Any Housemate that wishes to have a party or gathering of more than 3 guests on the Premises must obtain consent from another Housemate.

9. Illegal or Dangerous Activity. In the event, a Housemate is engaged in any illegal activity or any activity that jeopardizes the health, safety, and welfare of any other person or is likely to result in damage to property, whether or not such activity is on or in the Premises, such activity shall be a breach of both this Agreement and the Lease and such Housemate shall, promptly upon request of the other Housemate, vacate the Premises.

10. Entire Agreement. This Agreement contains the entire understanding between the Housemate and supersedes and cancels all parties' prior agreements, whether oral or written, for such subject matter.
