"Hello boys, I am Mr. Sharma, a real estate agent. I am Mr. Khuranna's friend. ", Mr. Sharma greets and extends his hand for a cordial handshake.

"Its nice to meet you, Mr. Sharma" Tarun greets back, shaking his hand with a middle aged man, probably in his mid forties in a gray safari suit with a black satchel clutched in his left hand.

"So what kind of place you guys are looking for? What is the main purpose?"

"We need a space for a small office type setup. About three guys for startup, maybe more if we extend later on.", Rajesh points out there criteria.

"That might be doable. What is your budget?" Mr. Sharma asks, rubbing his chin with his right hand, with a poker face.

"3 lac's, though we can extend upto four on the deposit, if the need arises. We want more exposure and quality clientele. So for that we a re ready to spend a little more." Tarun speaks out, before Rajesh or Neeraj can even utter a word.

"Dude, we going that high on the deposit itself?" Neeraj whispers into Rajesh, who is equally surprised. "I don't know yaar. I was thinking that we would go only up to 2". Rajesh mutters back.

"Now we cant even go back as Tarun has committed with such an assurance. We will look like fools if we back-tracked."

"Yeah"

Seeing his clients go up to such big amount for a start-up, Mr. Sharma get an enthusiasm to show a good place

"With that much , we can easily grab a prime spot. We have some offices in this building itself. Let's give that a look first". Saying that Mr. Sharma leads the way.

"Dude, 3 lac's? Are you out of your mind. Its way too big an amount for a startup." Rajesh hisses out, tugging hard on Tarun's arm.

"I got it man. Don't worry. And if we invest little more on the spot, we can have good clientele. We can save up on marketing and advertising." Tarun calms him down.

"That's true and better actually. But still 3 lac's sounds a tad too much"

"Yaeh dude. Do we even have that much? Neeraj adds on. "I got only 95k man" Rajesh replies in a flash, with a deep concern in his face.

"Guys, my Grandfather expired couple months ago remember. He left me a big fund before going. Now I have access to it. I sorted out everything with the bank and other people. So I am taking a chunk from it and investing in the deposit. We just have to buy the basic supplies from our personal savings. So it won't hurt our pockets much." Tarun adds to the argument, as they find them at the doorstep of the place proposed by Mr. Sharma.

From the moment they drop their discussion and check out the place. It seems perfect for an office setup. It has a necessary space they would need now and for some coming years, if they witness a gradual expansion over the couple years. A spacious 1257 sq.ft. with a separate washroom at a prime place, they would have an amazing start with a good exposure.

"This place will cost you around 2.5lac's on the deposit itself. Its somewhat expensive but you will have good exposure. The monthly rent is around 15,000 inclusive of electric bills. Think you guys can manage that?", Mr Sharma asks them.

"What do you think guys?" Tarun asks with a confidence in his voice, to his friends who are still checking out the place. "This place looks awesome dude. If we get good marketing going on, we can excel and expand in this place within a short time. Rajesh grabs Tarun, who has a beaming smile while Neeraj talks to Mr. Sharma about some more details.

"Dude, aren't we stretching bit too much? 2.5 lac's sounds a lot dude." Rajesh asks Tarun, with a drop of sweat forming on his wrinkles of his forehead. "The rent also seems a little steep man." Neeraj adds on.

"No worries man. We need exposure and good clientele. For that little bit stretching is no problem. Plus my mom's planning to invest anyway. So no big deal" Tarun calms down his friends.

"So what do you think of the place guys? Think we should take it?" Tarun poses the final question, wanting to end his friend's misery.

Rajesh thinks for a moment, giving a half positive glance to his friends and shrugs it off, "Lets risk it. We will work hard and prove it. Hell the prices will be our motivation." and all of them share a high five.

"Ok Mr. Sharma, we will go ahead with this place. Lets go ahead with any paperwork we have to fill up right now" Rajesh informs Mr. Sharma.

"Boys, you have made the right decision. I will talk with the owner and will get a move on the paperwork. I will get back to you at the earliest with a positive news". Mr. Sharma extends his hand for a handshake to informally concrete on the deal.

"Guys, lets go to the mall for a small celebration and some eye candy" Neeraj suggests as they head out.
