In the lobby of the apartment complex. We see Penny, and Chloé were seen getting their mail when Sheldon appears out of nowhere to get his scaring her slightly.

Sheldon:
Penny, Chloé, hello.

Penny/Chloé:
Hey, Sheldon.

They said in unison which threw Sheldon off slightly. But he went to get his mail.

Sheldon:
What is shaking?

Both of them looked at him weird.

Penny:
I'm sorry?

She asked with a look of confusion.

Sheldon:
It's colloquial, a conversation opener. So, do you find the weather satisfying? Are you currently sharing in the triumph of some local sports team?

They started to make their way upstairs.

Penny:
What's wrong with you? you're freaking me out.

Chloé:
I'm getting freaked out too. Oh look my script for the show I'm on came in.

Penny:
I'm happy for you, sis. What are you playing?

Chloé:
Well, it's an independent film, and it looks like.....

Sheldon was getting irritated that he was being ignored here.

Chloé:
Looks like I'll be playing a waitress.

Sheldon:
Not exactly a step up from you actually being a waitress, and a poor one at that.

Chloé:
Shut it! Oooh! I'm also a serial killer, interesting.

Penny:
Well.... that's nice.

She said looking uncomfortable.

Sheldon:
Back to our original conversation. I'm trying to discuss something awkward with you Penny, and I was hoping to casually bring it up with our banal chit-chat.

Penny:
So, this wasn't the awkward part?

Chloé:
It feels like it is.

She said as she was reading the script. Sheldon rolled his eyes. And the three continued up the stairs.

Sheldon:
Anyway, you're aware that Leonard has entered into a new romantic relationship which includes a sexual component?

Penny:
Okay, feeling the awkward now.

Sheldon:
Her name is Dr. Stephanie Barnett and she is a highly distinguished surgical resident at Freemont Memorial.

Penny:
Yeah, Leonard told me.

Sheldon:
Good. What he may have left out is how important this relationship is to me.

She stopped to look at him with a confused look on her face, and he was dead serious.

Penny:
To you?

Sheldon:
Yes, see, of the handful of women Leonard's been involved with, she's the only one I have ever found tolerable.

She looked hurt by his statement.

Penny:
Well, what about me?

Chloé:
And me?

She asked as she looked up from the script.

Sheldon:
The statement stands for itself.
