The weekend flew by quick Kathleen through. She was blissfully happy and even looked at a couple of houses with her cousins. The last one they looked at closet to the office and rest of her family was just perfect. Patrick who met them they're at her request even through so. It was a five thousand square foot home in W 36th St New York property, just ten minutes away from the office. It had 36 large windows that brought in so much natural light. It was a former factory loft showing off such beautiful city view. It had a ballroom-sized living room perfect for entertaining her entire family easily. The primary bedroom with enormous closets, four secondary king-sized bedrooms for when her family stays over. Three bathrooms, a corner room that would be perfect for her home office, and a big bright windowed eat-in kitchen. The only thing was she wanted open it up more which would not be hard to design with her mother's help. It had 11-foot beamed ceilings and concrete floors which she would have redone to look like a sandy beach inspired epoxy floor. This would be it waterproof, timeless and a show shopper. She would have her own private elevator that opened in the main living space and she would own and have sole access to the roof deck with wide-open views of the city. It would be perfect for relaxing or sitting with friends and family or even entertaining. The building was less than hundred-year hold and twelve stories. The top floor and room would her hers. The building housed 18 large and spaces units. Not all whereas spaces and luxurious as the penthouse.
She turned to Carol and her husband Justin, friends of James. "Do you think the owner of the building would sell?" Carol recovered before his husband could, "Well, as a matter of fact he has been looking to sell. The building is only half occupied at the moment and we he is having some issues in renting and or selling the units. I think he might be having liquidity issue too." She tentatively said. Her brothers gapped at her. "I thought you were just looking for a house not to buy a building and become a landlord too." Patrick said. Liam then spoke up, "I think it's a great idea. This was you could make changes to security, controls who the tents are and any number of potential issues that might come up. Like Carol said only half the business is full so there is lot of things you could do with the empty spaces." Turning to Justin and his wife Liam asked, "who are the owners now and what is the asking price?"
"This property is owned by Mark Williams and he was asking 4 million, but honestly we have done out research and the building is only worth about 2.4 million. There is a history where most of the building is empty so you cannot factor, but because he has not done some for re repairs that were needed the city would not even allow him to rent out some of the units." Katie's heart sank just a little. "Do you know if he or anyone from his company has done any work in this building?" She did to talk to spend millions to just have to spend more to fix for slappy workmanship. "That is the strangest part, for a man who owns a construction company no they have not." Justin spoke up. "Ok, here is what I would like done. I want a list of all trentals and their files and contracts to review from Mr. Williams, all city blueprints and work history, all noted work needed by tenants and the city as well as a team of inspectors to review this building from the outside in top to bottom." Let Mr. Williams know you have a potential buyer who is requesting all this for review to make an offer. I do NOT want him to know who may be making the offer. Tell him it's a businessman out West who would be seeing the place sign unseen." Turning they, all walked to the exit. "I have much to look into and not a lot of time. See if Williams and the attorney at your real estate firm can get me everything in a few days." I want to move on this and not give William's time to think too much. "I am also calling in Aiden to see what he can dig up for me".
Finn watched as his sister and Carol and Justin and turned to his brothers. "You can really see how much she has grown and understanding she really is. I think she sees all she can do and with the Fitzgerald name tenants will be lining up when she is done."
Patrick grinned "That is assuming she will rental or sell all the units. I am seeing a whole new side to out sister. She may just have some different ideas for all this space." Agreed said Liam. They got into the limo they came in and drove home to their mothers and could not wait to hear more of their sisters plans.
Sunday night Kathleen was sitting the library poring over all the information Justin and Carol, Mr. Williams and the city was able to send over. She was not surprised she had it all quickly with how desperate Mr. Williams was. He property used his contacts at the city housing and town hall to open and get copies of all the records yesterday.
With all the information received and her own research he was asking way too much for the building. Even Carol and Justin's assessment was on the high end, but understandable given all the research she has done. Not just on the business, tents, cost of repairs, potential income, but the surrounding and comprisable business also. To he honest the cost did not bother her. She has other money not tied to the Fitzgerald family business from investments, other business she has before silent partners and backed. Most of which she told back her shares after they were stable as agreed. All the people in the know in those business signed NDA's and confidentiality clauses for millions as her insistence so no one knew not even her family. She learned from her father and uncle to keep your own business dealing private but she also developed the mind set to be diverse. As the saying goes, don't lay all your eggs in one basket.
Kathleen separately from her family business and through years of business in stocks, startups, business like James who owed and operated strip malls, some investments where even construction and design business she was a millionaire several time over. It was all on her own work too without using her family name or connections. The one secret she had from everyone still even her mother and best friend. Sure, James knew he helped him, but through he and her family was the only ones.
