They next day Katie met with Samuel and went over a list of needed changes to the building for building code requirements and safety. The ground floor of the building had an 800 sq ft open room that was the main entrance and lobby. There was a back office with an additional 700 sq ft though was used for security (like and office/studio with a small kitchenet, sofa, twin bed, and TV. The night security would say they're on call when the building doors would lock at 10pm until 6am. This space would remain the same for now other than the standard review of each floor for the needed painting, cleaned, and checked over to make sure no issues or repairs where needed. Otherwise, someone would be in the main lobby most of the day. The rest of the "ground floor" was an above ground or first floor covered parking lot. Drainage, ventilating, security camera and over all lighting both natural and electric needed to be updated for safety and per code. Their where 2 elevators and 2 stair ways. One on each corner of the building. The elevators all needed to be service and checked over with a fine-tooth comb by a specialty company. She also wanted the key cards access for the entrée into the elevator to work through security, but through a buzzer or like intercom system on the elevator that a tenant would buzz access to their floor for guest. Almost the entire second floor would be unaccusable to all without express permission from her and or by a security escort. This floor was the nervous system of the building. It would house the multi floor HVAC system, main access to the plumbing, electrical, etc.

The third floor was set up into two separate two thousand sq ft apartments. One of which was empty and the other tenant's lease was up in a few weeks and they were relocating to North Carolina to be closer to their grandchildren. Katie planned for one of these to be the building manger's apartment. Each apartment was 3 bedrooms and two or three baths, with an open concept living, dinning and kitchen. Floor 4 was set up the same and the tenants had all moved out over the past six months due to Mr. Williams lack of attention to the building. Katie through those two apartments would be ideal for perks for her security team. Floors 5 through 7 were seminar in size and layout.

he was planning on using the 8th floor a little differently. This would be opened up and created into a gym, hand out place for tenants, staff, and security to all use. It would have an open basic kitchen minus a stover with a couple of rooms used for storage for them for what was needed in the building. An open area with desks for paperwork/school work depending on who it was. She wanted to put in a pool table, Ping-Pong table, air hockey table. Then off to the side separate by a half wall and half glass wall and large TV and a few sofas for comfort. This would be the catch all hand out. This would also keep the kids off the streets at night and inside where it was safe close to home. NY at night was not ideal down here and this would help any tenant with kids of any age worry less.

Luckily, they were all empty too so there would be no delay. Floor nine was also set up with two separate two thousand sq ft apartments. She was planning on having one having this as aper to her personal assistance/secretary. The other would be for the head of her personal security and their family if they one. She had yet to meet with Ryan about who that team was yet. She figured the head of her security would be the one on call and working the later afternoons to evenings when she needed to go out and weakened. While the rest of her security would be on rotation through the work week days. She was debating on offering the additional security rooms on the 5th floor, but knew she would have time to think more on it.

Floor 10 was one apartment much like the penthouse and would be set up as pass-through rooms (like a museum) used for hosting events and parties both in business and personally. The 11th floor was to mirror of hers in most ways, and would set up to out-of-town guest both business and personal for her and her family members.

Most of the buildings main layout would stay the same, just checked over thoroughly. Katie wanted to ask her mother to help her design and pick out the main future pieces. She planned on furnishing most of the building with the basics realizing that tenants would have problem moving in and out. Not that with her plan she will have that many trentals though would not be friends or staff. She thought with a smile. For her it was not able earning potential of rental units but was more about providing employees with stability, safety, and ensuring dependability and loyalty for her core staff members. The ones she would rely on daily.

Samuel and her stopped for lunch and walked down to the Port Café's and grabbed lunch before walking over to the employee cafeteria. When they were done Katie walked Samuel out and thanked him for all he was doing for her. Samuel in turn thanked her for her trust in helping her plans.

As Samuel was walking out of Fitzgerald Enterprise, he knew this was not a massive project for his company, but an important once. By doing this job and doing it well the Fitzgerald's and the word-of-mouth advertising that was sure to come was a smart business move.
