Lunch with mom was great. She was enjoying not being in the office each day and seemed happy with looking after the different charities. She even mentioned to be going to the high school career day at one of the high schools. The one Molly's son Richard attends and speaking to the graduating class. She also wanted all us kids to go and attend some collage job fairs to help get candidate in the various business we own. The excitement coming of mom was catching and I could not help, but agree to review the options when the time case.

After a pleasant lunch the car service took my back to the office and I met Carol and Justin at security when I walked in. "Good afternoon, Carol, Justin" I said walking up to them. "Thank you for coming to me. We'll just go up to my office a talk in private" I motioned them to the elevators. We made small talk on the way up and through to my office.

Katie sat at her desk and pulled out of the draw a folder and handed over the agreement for the figures showing a property appraisal of 1.6 million along with projected safety and legal upgrades needed. "Based on the condition and necessary work needed not just what I will be doing to the building I would like you to call and make and offer to Mr. Sean Williams. You can out him on speakerphone while you speak to him and if needed, I will speak up as the Attorney on record for the legal owner. Explain to him that the safety issue needed to be address to the main reason for the lower offer, but in addition for other work needed to bring the building to code as it's zoned for limited commercial place and for residential. You can also inform him that the buyer's attorney is a friend from university with me." She stated. She would be the legal attorney that is the public name representing the building owner. This way she can keep the fact she is the owner confidential, but still have her name linked to the property.

Carol took the folder and looked it over. "You have thought of everything. This helps protect you when the fact you are moving in as a residence in the building come to light, your name of all the documents, and anything else come up will not raise suspicion. It's not uncommon for from people or companies to use a legal attaché to hide their ownership." Carol spoke while Justin dialed Mr. Williams office.

"Hello, this is Justin Burns calling for Mr. Williams about a property he is considering selling to a client of mine and is expecting my call. Is he available?" Justin knew the Sean was probably waiting for this call.

"Thank you." Justin said and put the call on speaker while the women on the other line transferred him to Sean.

"Hello, Justin I was expecting your call" Sean's bombing voice said.

"Yes, Sean, I do have you on speak phone with my wife Carol and the buyers Attorney here to discuss an offer o the W36th St property."

"I know you are asking 4 million for the property. The initial assessment of was 2.4 for the building however. This is before looking at the public records for this building, the contractors and the city inspectors report and doing market evaluation along with considering repairs/ upgrades needed the buyer would like to offer 1.6 million for the property." Justin spoke mater of fact and paused for Sean's reply.

"What, that is way below the value of the property according to the city inspectors report and what is this about repairs and upgrades?" He all but yelled.

"Well, yes you signed an agreement allowing inspectors to review to property on behest of the buyer. I am afraid the city inspectors report was very poorly done. The other three independent contractors report where detailed with photo and even approximate cost for necessary building code violations and upgrades that are mandatory per city and state guideline. The potential buyer did not want this one person's conduct to reflect poorly on you personally or your company's name for the lack of morals for safety being reported to you. As the current legal owner of this building, it would not look good." Carol spoke and made it sound as if she was concerned for Mr. Williams and that bring this city inspectors false report was in his best interest too. "Just before calling I emailed, you a copy of the full report done by two general contractors and a member of a boarding city inspector's report to help better explain the offer. This was also presented as evidence to the city to review the mis conduct of their inspector.

"Ahh, well thank you for bringing this information to my attention. I am looking over the report now you sent over and I am appalled with our city inspectors and will be making that known." He said sounding agree but they all knew it was nothing to do with the inspector and all about being out maneuvered.

"Given this information the buyer is hesitant to buy, but they Attorney representing them convinced them that this incident has nothing to do with you and that for the right price repairs are doable." Justin spoke again.

"Mr. Williams my name is Kathleen Fitzgerald and I wanted to introduce myself as the attorney for the buyer in question. I was able to convince them to still make an offer on the property. The buying is also looking into other properties through and the offer is only valid for today and under the conditions that the ownership of the property, all active lease agreements, etc. are transferred by close of business tomorrow. Rest assured funds have been set aside in a trust for the purchase in full minus the closing close into a trust that is in my name as attorney on record." Katie spoke up for the first time.

"Oh, Ms. Fitzgerald, what a pleasant surprise." Sean spoke sounding flustered with this revelation. He knew the property value was accurate with the offer and was eager to look good in the eyes of the new CEO of tr Fitzgerald's Enterprise. His daughter did enough to make them all took bad last week as it was. He through about it for a moment. He knew for the past 3 years renting to people in this building was near impossible. He would be rid of the headache and all the new issue of this property that would be come as a result from the city inspector getting cause. Partly it was his fault he was so eager to have and interfered offer he did not read the documents about the inspection of the building property. He only says the inspectors name who was he has used and paid off serval times and thought it was a way to get more then the value. The finds from this sale would go to paying the minimum to get his contracts and suppliers off his back until he would get the deal with Fitzgerald Enterprise squared. His company Williams Construction Co. was not doing so well after the deal with the Collin's a few years ago fell through.

"I trust Ms. Fitzgerald 's judgment and your Mr. and Mrs. Burns along with the people hired through the buyer and just feel so terrible about this home ordeal. I can meet with you to sign the documents tomorrow. "Sean said wanting this to go smoothly and quickly.

"No need for apologies Mr. Williams. You could not have known you where being played someone of ill morals." I will draw up the documents and send and email copy of to you to read through before meeting and will bring the originals over. The buyer being out of state is insisting that this be witnessed at the court house by a judge also. Are you free to meet their tomorrow say around 3pm?" Katie said as explain.

Sean was taken a back, but guess it make sense for being out of state and doing everything through his attorney and the real estate firm. For this amount of money, he might think to do the same. "Great, I will meet you in front of the building at 3pm." "Perfect I will call over and see which judge would be free and to make the arrangements." Katie said.

Carol and Justin looked at Ms. Fitzgerald as how she handled this hole conversation. "You continue to amaze me my dear." Carol spoke.

Katie was happy that everything was going to plan with the W 36th Street property. She already had Mr. Samuel Jones the other leading contraction company in the area working out an estimate, time lines, and priority list for the work done. She wanted to go with because of his company's reputation and they have a reputation for doing the job right the first time and even better then what minimum codes requirements. They always recommended the best coast for the long-term value and comfort. Something as simple as spending more money now on insulation to save money each year on heating and air conditioning. I was one of the reasons she had him do a walk through of the building as a general contractor. So he would see it first hand to start of the necessary, but because of his values.
