Time flies so fast. We are now in our second year as a law student. I was never nervous about going to school and what will possibly happen in my day, but ever since I started entering law school, I started feeling nervous. Maybe because I know that no matter how good I am, someone could be better than me. However, despite those thoughts and feelings, I know I would survive and get what I want. I wasn't named Adira for nothing.

"Good morning, class." Our professor greeted us as he entered the room, and of course, we greeted him back.

"Na-survive na ninyo ang first year. I'm sure alam na alam na ninyo na sa law school, mayaman tayo dito sa recit 'di ba? Now, let me call random names to answer basic question about our subject. Alam niyo naman siguro 'di ba? Did you have an advance reading about Land Titles and Deeds?" Stated by our professor. We just answered yes to his last question and he started walking on the space beside our chairs to ask us randomly.

I turned my gaze to Kade who's now looking at me. I smiled. We've talked already about our relationship inside the school. I told him that our emotions are out when we are in class. That, it's normal for us to "argue" if we are in class. Of course, we are law students, our emotions are not included in study related things.

"Ehem. Since Ms. Del Moore and Mr. Lopez is staring at each other. You two, stand up." I smiled at our professor, despite my cheeks being red because he just mentioned that we are staring, which is right. It's just that, nakakahiya. Nevertheless, I shouldn't be distracted by my emotional feelings.

"Who will go first?" Our professor asked. I immediately raised my right hand because I wanted to answer first. I know some people would probably think how it is possible that you both are dating but see each other as a competitor in school. Well, as I've said, I believed that emotions are not included in study related things.

"Alright, so, Ms. Del Moore. I bet, you studied in advance, right?" Tanong nito. Tumango naman ako at ngumiti. Of course, what else is the best feeling in school other than academic validations?

"Good, now the case is about the house and lot seller and the buyer." Lumakad naman ito sa gitna namin bago nag patuloy. "Carlos sold his house and lot to Pauline for ₱2,000,000.00 million payable in ten (10) equal annual installments. The sale was registered and the title was issued in Pauline's name. However, Pauline failed to pay the last 4 installments and Carlos filed a case for collection, damages and attorneys fees against her. Upon filing of the complaint, he caused a notice of lis pedens to be annotated on Pauline's title. Is the notice of lis pedens proper or not? Elaborate the reason why." Said our professor.

Tumingin naman ako sa kaniya at sa mga kaklase ko at nag simulang sumagot. "I believe, the notice of lis pedens caused by Mr. Carlos is proper, the fact that Ms. Pauline failed to pay the last 4 installments Mr. Carlos has all the right to do it. To prove my argument, Mr. Carlos is the real owner of the house and lot, not until Ms. Pauline purchased it in a way of equal annual installments. However, the buyer failed to pay the last 4 installments, it is ended a damage for Mr. Carlos. Reciprocation should be demanded- if she failed to pay the last 4 installments, then I really do believe that the notice of lis pedens is proper, despite the sale was registered and the title was issued in Ms. Pauline's name. It is not fair for Mr. Carlos if he will not file a lawsuit against it when Ms. Pauline is not able to pay the installments in full." Tumango-tango ang professor namin sa sagot ko. Tumikhim naman ito at tumingin kay Kade. I know, he's now gonna ask him.

"According to Ms. Del Moore's statement, the lis pedens is proper. Now, do you believe Mr. Lopez? Or you have any objections about her statement?" I turned my gaze to Kade. He smirked at me at tumingin sa professor namin. Wait... Does that mean, he has objections of my answer? Isn't it right?

"Yes sir, I have objections. I don't agree on her statement that the notice of lis pedens is proper. It is stated there that the sale was registered and the title was issued in Ms. Pauline's name. Mr. Carlos should be wise enough, clearly stated, the house and lot is purchased in a way of equal annual installments, there is a possibility that there will be a doubtful account. He should open his eyes to the possibility-" I cut Kade's words. Huh?? What does he mean the lis pedens is not proper??

"Let me make it clear to you. We are talking about a case about transactions here. Does it really involved opening eyes into the possibility? I don't understand your point. Clearly, Mr. Carlos caused a notice of lis pedens because Ms. Pauline failed to pay the last 4 installments. Your point is, of course there is a possibility of doubtful accounts, and what's next? Why did he registered the sale and issued it in Ms. Pauline's name? That he should have just done it if the installments is already paid in full. Is that your point is?" I have noticed how amusement filled his eyes but he tried his best to hide it. Go on. As if I don't know you are just doing it because you like it so much when I defend my point.

"Absolutely! He should have just done it id the installments is already paid in full. You got my point! To defend my argument, I believe if you sell your property, or any assets you have, you should only issued the name of it towards the buyer if it is surely paid in full." I looked at our professor and provide backer to my side argument.

"Attorney, yes it isn't surely paid in full yet the sale is already registered and issued in Ms. Pauline's name, and that is right. Ano? Bibili ng lupa ng hindi sure ang mismong nag bebenta? We are talking about land here, it has papers. The land is sold in a way of equal annual installments, payable! Example, let's say- this isn't about land but like when you loan from a bank about money, of course the money is fully given to you by the bank. In connection to the land equal annual installments, of course, Mr. Carlos would registered the sale and issued it under Ms. Pauline's name. What on earth a seller would not register the sale and issued it under the buyer's name? It is on sale, alangan naman hindi niya e register e may nag install na?" Litanya ko at tumingin kay Kade. I thought he'd object more, but he clapped his hands!

Our classmates teased us. "Uy! Talagang may nabuo ata eh." I turned red because of it.

And what makes me turned red more is what Kade said. "I'm really under you, my best girl boss."
