'The Calabasas land is a steal. The location is secluded but still accessible. You won't have any trouble getting what you need. I recommend going in, all all-cash offer at $1.1 M. Since it's not something you would be using soon, I'll get Terry out to survey and plot everything out for you that way when you are ready, the PM is already prepped. I will also get him to set up a temporary fence and gate to secure the land. I'll set  up staff to maintain the property monthly to ensure all is well. If that all sounds good to you, what are you thinking for the Hidden Hills properties?' Mitch asked.

'That is exactly what I was thinking, Mitch. Let's do that. I wanted to ask you what you thought of the Hidden Hills properties.' I tell him.

'The Hidden Hills property is what you would be moving into after closing?' He asks.

'Yes, Hidden Hills is where we want to settle and nest in while we finish school and see where the draft takes us. Do you prefer one over the others?' I ask him while I'm writing down a short to-do list of things that are popping into my head.

'Yeah, Riv. Well, they are all nice properties, in a wonderful area. Not as much space and privacy but it's still a quiet area. I honestly think you should go with the new construction on Lewis & Clark. Briar seemed to be most interested in that one. Plus, it's in a gated community. I know how important safety and security is going to be for you.

It's a gorgeous property and I believe that you would actually utilize the space. The "party barn" would be an excellent entertainment area to meet your needs. The style is pretty spot on to what you are looking for.

I mean, the other properties are great but I don't think you would be disappointed in going with this one, all in, site unseen. Is it something you are comfortable with?' He asks causing me to think for a couple extra seconds.

'I trust your judgment, Mitch. I think we should go for it. You're right, Briar did like that property the most. I also like that it's new construction. That way I know that no one has passed away in any of the structures. You know how I feel about that.' I laugh and hear Mitch join in.

It's just a phobia, I guess. It makes me feel uncomfortable that someone could have passed away in the place I'm living. Call me crazy but it is what it is.

'Ok, ok. Let's do another all-cash offer of $10 M. Get Cecelia to redo the kitchen and wet bars to match. I'm thinking black, charcoal, and white. Have her furnish it all except the best room for the nursery, Briar and I will handle that.

I think that should do it, buddy. Please set up a staff member at each house for maintenance and upkeep. Bi-weekly at both housing locations unless otherwise notified. Get with Terry to set up solar, as well. Oh, and a gate at the Laguna property if it doesn't already have one. Send everything over to Glen and me when you are ready.

'I will take care of it, River. If by chance I need you for anything I'll give you a call. I think you will be happy with everything we talked about. Keep an eye out for some documents to sign, in your email, within the next hour. That way we can get the offers in before the end of business today.

Take care of yourself and give Briar my love. Bye, buddy.' Mitch says. I give a thank you and goodbye before hanging up. I put my phone down and let out a breath while I ran my fingers through my hair.

As much as I would love to just go back in and snuggle with Briar, I know there are more things to handle.
